Port Hamble Waterside is a new development on the waterfront within Port Hamble Marina, one of the leading marinas on the south coast on the iconic river Hamble. This stunning development includes four luxury split-level homes and commercial properties and a new bar and restaurant for the marina.
OUR TASK
As part of a wider redevelopment of Port Hamble Marina, our team was challenged to formulate the business concept and manage the design, construction and marketing of a new commercial and residential development.
OUR APPROACH
We planned and managed this project in a phased approach over three years. The first phase of the project was to extend the marina office building, which provided temporary offices for an important on-site tenant whilst we redeveloped the Riverside site. The new development was for four luxury duplex apartments above four office units. MDL worked with local estate agents to market and sell the new properties.
With the key tenant relocated into the new offices we were then able to convert the previous extension to the marina office building to create a vibrant bar and restaurant which was let to a local restaurateur.
THE RESULT
The cost of the development was recovered through the sale of the four residential properties, meanwhile the four commercial premises and the bar restaurant continue to provide an annual rental income.
